Utilities and Services Owner's Responsibilities: The owner will pay for and provide the following services: internet, cable television, trash collection. Renter's Responsibilities: The renter shall be solely responsible for all electricity and water usage charges incurred during the term of the lease. Maintenance and Condition of the Unit Appliances: The owner warrants that all small appliances provided with the unit (e.g., microwave, coffee maker, etc.) are in good working order at the time of move-in. End of Lease Condition: The renter agrees to maintain the premises, including all appliances and furnishings, in a clean, safe, and undamaged condition and to surrender the unit at the termination of the lease in the same condition as it was received, with the exception of reasonable wear and tear.
