Up to two (2) pets are permitted only with Landlord's prior written approval of each animal (type, breed, weight, and vaccination status). For each approved pet, Tenant shall pay: (i) an additional refundable pet deposit of $500 per pet, collected under the increased-liability provision of Ala. Code 35-9A-201(a) and subject to the same return and itemization rules as the security deposit; and (ii) pet rent of $25 per pet per month, due with rent. Tenant is fully liable for all damage, odor, and infestation attributable to any animal, whether or not deductions exhaust the pet deposit. Tenant shall place all utilities electricity, natural gas, water, sewer, trash collection, and any internet/cable in Tenant's name effective the first day of the Term and pay them directly through the end of the tenancy. Tenant shall maintain the yard and exterior at Tenant's expense. For use a a private residence only. No subletting, assignment, or licensing of any part of the Premises, and no listing on Airbnb, VRBO, or any short-term rental or home-share platform.
