Each apartment is a bit different, and all are clean and comfortable. We have adopted the Animal Humane Society's pet policy that welcomes all responsible and loving pet owners with their well behaved and friendly pets, regardless of type, size, or breed (see details below). We promote a "No physical or verbal violence, and no criminal activity" policy, and take prompt action if necessary. Security cameras are fully operational. Feel safe and secure!We are part of the Sauk Rapids' Crime Free Neighborhood Watch program. We are seeking respectful, responsible, fun and interesting people to apply and call this place home.
Even better, this building is owner occupied... meaning we give a quick response to all tenant's needs, and building maintenance and repairs. We are constantly improving the building since we took ownership last September, and don't plan to stop! Picnic and grilling area in back, as well as smoking areas and places to sit. On site laundry facilities. Easy access to Hwy 15 and public transportation. Just minutes drive to the various campuses and hospital. Get a little exercise with this nice 1/2 mile to 1 1/2 mile walk to river's edge parks, stores, coffee and groceries, great restaurants, bridge, micro brewery, night life, etc.

Residents pay for their own electric, plus any cable/internet/phone they require.

An additional deposit amount may be required for lower credit scores, below 575.
The occupancy limit for a 2 bedroom is 4 related individuals, or 2 unrelated individuals. ALL occupants must be signed tenants on the lease. No long term guests or subletters; No exceptions.
No violent felonies within the last 10 years at a minimum. No gang related activity here.
No evictions / unlawful detainer actions within the last 10 years at a minimum.

Move in requirements:
Deposit and first month's rent, plus pet deposit or additional deposit if applicable.
Humane Society's apartment pet policy: all pets are spayed or neutered; all pets are current with their required vaccinations; pets are registered with the City of Sauk Rapids for licenses if required.
Pets are considered based on their behavior and socialization, and their human's behavior too (you know, good common sense like "scooping the poop" diligently, cleaning the kitty litter box so no ammonia smell (no cat spray will be tolerated); litter boxes kept off carpeted floor; etc, etc.). Pets are granted tenancy at the owner's discretion.
