Applicants may also choose to apply through a Zillow Rental Application. The online application allows applicants to include additional occupants and applicants as part of the application process. The application will request information including: Employment and income information Rental history Previous residence information Vehicle information Pet information (if applicable) Emergency contact information Application fees are non-refundable. Online payment is accepted through the application portal. We do not accept personal checks or cash. Applications will be processed once all required information has been submitted. Applicants will be notified of approval or denial after the screening process has been completed. Lease Execution & Deposit Requirements The lease agreement must be signed within 24 hours of approval. Instructions for payment of the security deposit will be provided after the application has been approved. The property will not be removed from the market and will not be held until the security deposit has been received. Two forms of identification may be required prior to move-in and key release. Applications are reviewed using the same qualification standards for all applicants. Income Verification Combined gross household income should be a minimum of three (3) times the monthly rent. Income may be verified through employer verification, pay stubs, tax returns, bank statements, or other acceptable documentation. Self-employed applicants may be required to provide additional documentation to verify income. Transfers or relocations may require proof of employment or an accepted job offer. Rental History Rental history may be verified through prior landlords, management companies, public records, or other available sources. Any of the following may be grounds for denial: Previous evictions Broken leases Outstanding landlord collections or balances Repeated late rental payments Poor housekeeping history Significant property damage Violence toward persons or property Material lease violations Credit History A minimum credit score of 600 is required. Credit reports may be reviewed as part of the application process to determine overall creditworthiness. Criminal Background Screening Background screening may be conducted as permitted by federal, state, and local law. Criminal history may be considered in accordance with applicable fair housing guidance and local regulations. Security Deposit Security Deposit: $2,000 No additional security deposit schedule applies. Move-in funds must be paid and received before possession of the property will be granted. Pet Policy Pets are considered on a case-by-case basis. Pet Deposit: $300 No monthly pet rent No weight restrictions No limit on the number of pets, subject to approval No aggressive breeds or dogs with a documented bite history All pets must be disclosed during the application process. Service animals and assistance animals will be accommodated in accordance with applicable fair housing laws. No aggressive breeds, mixed aggressive-breed dogs, or dogs with a documented bite history will be approved. Examples of restricted breeds include, but are not limited to: Akita Alaskan Malamute Chow Chow Doberman Pinscher German Shepherd Great Dane Pit Bull (including American Pit Bull Terrier and similar breeds) Staffordshire Terrier Presa Canario Rottweiler Siberian Husky Wolf Hybrid Landlord reserves the right to deny any animal based on breed, temperament, behavior history, insurance restrictions, or safety concerns. Tenants may be subject to lease enforcement for misrepresenting the breed, size, number, or history of any animal residing at the property. Service animals and assistance animals will be evaluated in accordance with applicable fair housing laws and are not subject to pet fees, pet deposits, breed restrictions, or pet rent where required by law. Rent Payments Rent is due on the 1st day of each month. Payments must be made through the designated online payment portal using approved electronic payment methods. No other forms of payment will be accepted. Smoking Policy Smoking is permitted on the property. Tenants remain responsible for any damage, cleaning costs, odor remediation, or repairs resulting from smoking. Renters Insurance Tenant is required to maintain renters insurance throughout the term of the lease. The policy must include a minimum of $100,000 in personal liability coverage. Proof of insurance must be provided prior to move-in and maintained throughout the lease term. Tenants are responsible for obtaining and maintaining their own renters insurance policy. Important Acknowledgement Submitting an application does not guarantee approval. Approval decisions may consider income, rental history, credit history, background screening results, and completeness of the application. Providing false, misleading, inaccurate, or incomplete information may result in denial of the application. Application fees are non-refundable regardless of approval status. Once the application is approved, the lease has been signed, and the security deposit has been received, the property will be removed from the MLS and active marketing will cease.
