Lease terms

**Tenant Lease Terms** * Rent is due on the **1st of each month**. A 30 late fee** will be charged after 5 days, plus 2 per day** thereafter until rent is paid in full. Returned checks are subject to a 40 fee and future payments may be required in certified funds. * A **security deposit** is required before move-in and may be applied toward unpaid rent, damages beyond normal wear and tear, or other lease violations. Any remaining balance will be returned within **45 days** after move-out, provided a forwarding address is supplied. * Tenant is responsible for transferring all utilities (water, electricity, gas, internet, etc.) into their name within **3 business days** of signing the lease. * Tenant agrees to keep the property clean, sanitary, and in good condition, including maintaining the lawn unless otherwise provided by the landlord. Tenant is responsible for repairs resulting from misuse, negligence, guests, pets, plumbing stoppages caused by misuse, and broken glass. * The property is to be used **solely as a private residence**. No subleasing or assignment is permitted without the landlord's prior written approval. Only approved occupants may reside in the property. * Tenant shall not make alterations, paint, install fixtures, change locks, or make permanent improvements without the landlord's prior written consent. * Pets are **not permitted without written approval** from the landlord. Approved pets require a 250 non-refundable pet fee 25 monthly pet rent a signed Pet Agreement, and current vaccination records. Certain aggressive breeds are prohibited. * Tenant agrees not to display advertisements or signs on the property, conduct canvassing or solicitation, park on lawns or sidewalks, perform vehicle repairs (except emergency repairs), install antennas or additional appliances without permission, or create excessive noise or disturbances. * Tenant is required to maintain **renter's insurance** with a minimum of 100,000 in personal liability coverage**. * The landlord reserves the right to enter the property to inspect, make repairs, enforce the lease, or show the property to prospective tenants or purchasers. * Violation of the lease may result in administrative fees, attorney's fees, court costs, eviction, and liability for unpaid rent and expenses incurred in re-renting the property. * Tenant must provide **30 days' written notice** before the end of the lease if they do not intend to renew. If proper notice is not given, the lease will automatically continue on a month-to-month basis, subject to an additional 100 monthly fee**.
