LEASE TERMS SUMMARY The following terms are designed to provide a clear and fair understanding of expectations for both Tenant and Landlord. RENT Monthly rent is $1,600 and is due on the 1st of each month. A $50 late fee will be applied if rent is not received by the 6th. If move-in occurs mid-month, the first month's rent will be prorated. SECURITY DEPOSIT A security deposit of $1,600 is required. This deposit will be returned after move-out and final inspection, minus any damages beyond normal wear and tear. The deposit will be sent to the forwarding address provided, via check or agreed electronic payment (such as Zelle or Venmo). PETS Up to two dogs are allowed. A one-time, non-refundable pet fee of $400 is due at move-in. Please include the breed and weight of each pet on your application. Tenants are responsible for any damages caused by pets. UTILITIES & SERVICES Tenants are responsible for utilities including electricity, water, and internet. The following are included in the rent: Lawn care Pest control Trash service (one bin provided) Tenants are asked to keep the yard tidy between lawn service visits. HOME CARE & MAINTENANCE Tenants agree to: Replace air filters every 60 days Keep the home clean and in good condition Report maintenance issues promptly To avoid complications, please do not make repairs or alterations without approval. WALLS & DECOR You're welcome to personalize the space, including painting walls, as long as they are returned to the original color before move-out. Any holes from mounting TVs or hanging items should be properly repaired and restored prior to move-out. SMOKING Smoking is not permitted inside the home. PARKING Parking is available in the driveway. Please do not keep inoperable or unregistered vehicles on the property. USE OF PROPERTY This home is intended for residential use only. Business use requires prior approval. Occupancy is limited to approved tenants listed on the lease. NOISE Please be respectful of neighbors and follow local quiet hours, especially between 9 PM and 6 AM. SUBLEASING Subleasing or listing the home on short-term rental platforms (such as Airbnb) is not allowed. ENTRY The landlord will provide notice before entering the home, as required by law. In case of emergency, entry may occur without notice to protect the property or occupants. MOVE-OUT At move-out, a final walkthrough will be completed. Tenants should: Return keys in person Leave the home clean and empty Address any noticeable damages Any applicable deductions will be documented. LEASE ENDING & NOTICE A 30-day written notice is required before moving out. If no notice is given, the lease will continue on a month-to-month basis. The landlord may also provide notice to end the lease in accordance with the agreement. NON-PAYMENT If rent is not paid, a 14-day notice to pay or vacate may be issued, in line with Tennessee law. EARLY TERMINATION If the lease is ended early, a fee equal to one month's rent ($1,600) will apply. MILITARY CLAUSE Active-duty military tenants may end the lease early with proper documentation for PCS orders, deployment (90+ days), or activation. The lease will end 30 days after the next rent due date following notice. RENTER'S INSURANCE Renter's insurance is required and proof of coverage must be provided at move-in and upon request. APPLIANCES Washer and dryer hookups are available. Tenants will need to provide their own washer and dryer units. GENERAL These terms are intended to create a positive rental experience for all parties. Open communication is encouraged to quickly resolve any concerns.
