Utilities: Tenant pays for all utilities; electricity, water, garbage collection, and sewer services. Mows and maintains the lawn. Rent Payment: Monthly rent is due on the 1st of each month. A late fee of 100 dollars will be charged if rent is not received by the 5th day of the month. Security Deposit: A security deposit of $2995 is required. The deposit will be refunded within 21 days after the tenant vacates the premises, less any deductions for damages beyond normal wear and tear. Maintenance and Repairs: Tenant is responsible for minor repairs and maintenance up to $350 per occurrence when caused by negligence, misuse, or abuse by the tenant, occupants, guests or pets. Tenant is responsible for the full cost of any damage to the property, appliances, fixtures or, systems caused by negligence, misuse, or abuse. These costs are not limited to the $350 threshold. This does not apply to normal wear and tear or major building systems, which remain the landlord's responsibility. Repair Requests: All maintenance and repair requests must be submitted in writing email. Phone requests will not be accepted except in emergencies. Smoking Policy: No smoking is allowed anywhere on the property. Pet Policy: Tenant is permitted two small pets . A non-refundable pet deposit of $300 is required. Additionally, a pet rent of $50 per month will be charged. Occupancy: Only individuals listed on the lease agreement may reside in the property. Renters Insurance: Tenant is required to maintain renter's insurance with a minimum liability coverage of $200,000 for the entire lease term.Tenant must provide proof of insurance prior to move-in and upon renewal. The landlord must be listed as an " Additional Interested Party" on the policy . Failure to maintain renter's Insurance at any time during the tenancy shall constitute a violation of the lease agreement. Exterior appearance / Alterations, or modifications: No alterations, painting, or modifications may be made without prior written consent from the landlord. Subleasing: Subleasing is not permitted without written approval from the landlord.
