Lease terms

Minimum 12-month lease. Tenant is responsible for all utilities, including water, sewer, trash, electricity, gas, internet, and any other utility services. First month's rent and the security deposit are due prior to move-in. No smoking or vaping of any kind is permitted anywhere inside the home, garage, or on the property. Up to three pets may be considered with prior written approval. Any applicable pet deposit and pet rent will comply with Colorado law. Service animals and assistance animals are accommodated in accordance with applicable law. Renters insurance with personal liability coverage is required for the duration of the lease. Tenant is responsible for maintaining the yard, landscaping, irrigation, and routine snow removal to keep the property in good condition. Subletting, short-term rentals (including Airbnb, VRBO, or similar platforms), and assignment of the lease are prohibited without the landlord's prior written consent. Applicants will be evaluated using consistent rental criteria, including income, credit history, rental history, background information, and ability to meet lease obligations, in accordance with all applicable federal, state, and local fair housing laws.
