Property Address: 11143 Joymeadow Drive, Dallas, TX 75218 ________________________________________ Application Process & Fees A separate, non-refundable application fee of $48 per applicant must be paid at the time of application for each occupant and co-signer/applicant over 18 years old. All application fees are paid through TransUnion SmartMove. Applications are typically processed within approximately 5 business days of submission. Until a lease is signed, the security deposit is 100% refundable and the property will remain on the market. All applications are subject to owner approval. ________________________________________ Income & Employment Monthly income must be at least 3 times the monthly rental amount. Employed applicants: Provide the last 3 months of pay stubs from your employer. Self-employed applicants: Provide your most recent tax return plus the last 3 months of bank statements. Client contact information is also helpful. ________________________________________ Credit Requirements Credit reports will be obtained. Owners are looking for a credit score of 650 or greater. Derogatory credit history may cause a decline of the application or may require an increased security deposit. ________________________________________ Criminal History Criminal reports will be obtained. The following convictions will result in denial of the application: o Felony convictions involving violent crimes against persons, including but not limited to assault, battery, murder, manslaughter, rape, kidnapping, or robbery o Felony convictions involving crimes of animal cruelty, neglect, or abuse All other criminal history will be evaluated on a case-by-case basis, taking into consideration the nature of the offense, the time elapsed since conviction, and evidence of rehabilitation. ________________________________________ Rental History Provide the name and telephone numbers (home and work preferred) of your previous landlords not related to you covering the past two years. Include move-in and move-out dates and the rental property address for each. If you had a roommate on the lease, providing their name is helpful as a point of reference. ________________________________________ Security Deposit & Rent Payment Security deposit funds must be paid within 48 hours of owner approval of an application. All security deposits and rental payments must be made via Zelle. ________________________________________ Utilities All utilities must be transferred into the tenant's name and turned on by the date of possession. Utilities must remain on and active throughout the entirety of the lease term. Failure to maintain active utilities may be considered a lease violation. Breed Restrictions: Pit Bull, Rottweiler, Doberman Pinschers, Chow Chow, Akita, Great Dane, Mastiff, Presa Camaro, Wolf hybrids, German Shepherd, Malinois. All pets must be current on immunizations. A $300 non-refundable pet fee is required for each pet. Pets are also subject to individual pet rent at $25/month. ________________________________________ Smoking Policy This is a non-smoking property. Smoking of any kind is strictly prohibited on the premises, including inside the unit and on all outdoor areas of the property. ________________________________________ Renter's Insurance All tenants are required to maintain renter's insurance with a minimum liability coverage of $100,000 throughout the duration of the lease.
