Lease terms

1st and Last month payment must be paid before moving in. Lease Term: 12-month fixed-term lease. Utilities: Tenant is responsible for utilities and services specifically identified in the rental agreement. Landlord-paid utilities, if any, will be clearly identified in the lease. Pets: Pets are subject to landlord approval and the terms of the rental agreement. Any applicable pet fees, deposits, or restrictions will comply with Washington State and applicable local law. Smoking: No smoking or vaping is permitted inside the unit. Occupancy: The home may be occupied only by the tenants and authorized occupants identified in the rental agreement. Maintenance & Care: Tenant is responsible for maintaining the home in a clean and sanitary condition and promptly notifying the landlord of needed repairs or maintenance issues. Landlord will maintain the premises as required by Washington law. Parking: Designated parking is available as specified in the rental agreement. All vehicles must comply with community/HOA parking rules. Community Rules: Tenant agrees to comply with all applicable community, HOA, and property rules provided to the tenant at the beginning of the tenancy. Any rules or restrictions incorporated into the rental agreement will comply with Washington law. Lease Expiration & Renewal: The lease will specify the procedures applicable at the end of the 12-month term. Any renewal, extension, or transition to a periodic tenancy will be handled in accordance with Washington State law. Early Termination: Early termination is permitted only when authorized by the rental agreement or applicable law. Certain circumstances may provide tenants with statutory rights to terminate early. Landlord Access: Landlord access to the rental home will be provided with the notice required by Washington law, except where an applicable legal exception permits otherwise. Legal Compliance: This rental agreement and tenancy will be governed by applicable federal, Washington State, and local laws, including the Washington Residential Landlord-Tenant Act (RCW 59.18). If any provision of the rental agreement conflicts with applicable law, the applicable law will control.
