Upon signing this document renters will be held legally liable for any damage the renter inflicts to the premises, or items in the house, to include thievery or misuse of items. Severe intentional damage to property may result in legal action. Renter will provide minimum 60 days notice if they intend to discontinue use of premises. Failure to provide proper notice may result in forfeiture of security deposit. Notices to quit/vacate served via email, or placed in the bedroom of renter will serve as proper receipt of any eviction notice, and signature on this document is acknowledgement of that fact. By signing this document you agree that you do not claim occupancy past dates served on 7, 30, or 60 day notices to vacate the premises. You agree to forfeit claim to the premises as a residence, and forfeit all personal belongings left behind at any time after the end date on the notice. Derrick Blauser and George M Allman are not responsible for any injuries or accidents incurred by renters on the property outside of homeowners insurance coverage. If an injury or accident occurs and is not covered by the policy held by George M Allman the renter signed below forfeits any legal action against George M Allman for further financial or legal restitution. By signing this document you agree to not sue Derrick Blauser or George M Allman for any instances, situations, or issues you encounter during your stay. Every renter will be held to the same standards listed above, and Derrick Blauser will enforce all rental agreement policies with each renter. If there are any complaints, issues, or concerns about other renters on the premises contact Derrick Blauser directly via text message, or email. Please allow 24 hours for Derrick Blauser to respond to the issue so that he can resolve any concerns. Any form of harassment, discrimination, aggressive behavior, verbal, physical, or electronic communication that is directed by renter to any other renter, property manager, or owner will result in a 7 day notice to vacate premises.
