This is a fully furnished property. All furniture, decor, linens, and household items provided must remain in the Property and be returned in good condition, normal wear and tear excepted. Tenant shall not remove, replace, or store landlord-owned furnishings off-site without written consent. Tenant responsible for electricity, gas, internet, water and cable. Owner pays trash and HOA fees. Rent due on the 1st of each month. Security deposit equal to one month's rent due at signing. Fully furnished property. No smoking permitted. Pets considered on a case-by-case basis with approval and pet fees. Flexible lease lengths available, including mid-term and corporate housing arrangements. Utilities can be included for mid-term stays. Tenant shall conduct themselves in a manner that does not disturb neighbors or violate community rules. Quiet hours are observed from 10:00 PM to 8:00 AM. Tenant shall promptly report maintenance issues. Landlord may enter the Property with reasonable notice, or without notice in emergencies, in accordance with Texas law, to perform inspections or repairs. Repairs do not automatically entitle Tenant to rent reductions unless required by law. Tenant is responsible for damages beyond normal wear and tear caused by Tenant, occupants, or guests. Repair or replacement costs may be deducted from the security deposit or billed separately.
