Standard Rental History Criteria: 24 months valid, verifiable rental (mortgage or military housing) history No Eviction in the last 7 years. Paid (disclosed) eviction will result in Increased Deposit, pre-paid rent or Cosigner requirement. Valid rental history in a written lease or month-to month agreement with no derogatory references. (i.e. no late rent payment or monies owing) If rental history is less than 24 months then an increased deposit or cosigner will be required. However, military housing is considered valid rental history. Final decision is also dependent on credit history, income and length of employment. No collection on credit report from any rental or property management or Apt. complex. If so it must be paid or provide proof of final payment. No late payments, NSF checks and/or noise complaints within a 12 month rental period. No unfulfilled lease obligations. No balance owing to a landlord (for rent or damages). No falsification or omissions on the rental application Note: Failure to meet any of these criteria are cause deny an application to rent. However, on a case-by-case basis, the landlord may consider renting with agreement of additional terms that may include increased deposit, pre-paid rent or a co-signer requirement. Employment History Criteria: Requirement: 24 months of consistent income and/or employment. Gross monthly income must equal no less than 2.5 times monthly rent account FOLLOWING MAY BE CONSIDERED FOR SOUCE OF INCOME: Copies of last 3 consecutive paystubs. Copies of last 3 consecutive bank statement or financial statements. Previous 1 or 2 year copy of W-2, or 1099, tax return statements. Financial aid document for student school that clearly states portion designated for housing. If income is based on commission, tips, or bonuses will ask for 3 consecutive bank statement for proof of income. Proof of any source of income including all or part of CHILD SUPPORT OF SPOUSE SUPPORT, SOCIAL SECURITY INCOME, RETIREMENT INCOME, DISABILITY INCOME, LETTER OF HIRE (FOR NEWLEY HIRED EMPLOYEE), TRUST INCOME, OR ANY OTHER INCOME FROM GOVERNMENT SOURCE CRIMINAL HISTORY: FELONY CONVICTION IN LAST 7 YEARS consisting but not limited to theft, forgery, fraud, assault, robbery, and violence of force it injure or harm another person, illegal drug conviction(s) may result in automatic denial. Must not be of (OFAC) Office of foreign Control (i.e. terrorist watch list) Registered sex offender is automatic denial. CONSUMER CREDIT REPORT REQUIREMENT: No collection on credit report from any property management, apartment complex, or private landlords. Collection accounts must not exceed a combined amount of $2000.00(excluding student loans, and medical debt). No credit may require could result in denial of application, or require additional deposit, or co-signer. Bankruptcy must cleared or discharged. Note: Failure to meet any of these criteria are cause deny an application to rent.
