Lease terms

Lease will be on a month to month basis with long term potential. Midterm rental ok. A minimum of 30 days rental agreement is required as per the HOA building rules. Applicant Requirements: A favorable credit history with a minimum credit score of 720 or higher. One year of bank statements. Verifiable household income that is at least 3 times the monthly rent. A government issued photo ID. Favorable references from current and previous landlords. No prior evictions or collection records for non-payment of rent. No history of late payments. No bankruptcies. A fully completed and signed rental application for each applicant 18 years or older. Applicant must not have any criminal convictions for crimes considered harmful to people or property. Application fee is $35/person. To move in: First month's rent plus security deposit. Renter's insurance. Gas, water, HOA included. Tenant pays all other services. Non smoking unit and building. Due to an allergy of the owner, fur bearing animals cannot be accommodated. Electricity usage is billed by the HOA to the owner, which will be passed along to the tenant. Account is already set up, so there is no additional setup fee. Upon move out, cleaning charges will be exact cost of actual cleaning as billed hourly by an outside cleaning service.
