Lease terms

Lease will be on a month to month basis with long term potential. Midterm rental ok. A minimum of 30 days rental agreement is required as per the HOA building rules. Applicant Requirements: All applicants (18 years or older) applying must have: A favorable credit history with a minimum credit score of 720 or higher. Verifiable household income that is at least 3 times the monthly rent Copy of a photo ID No prior evictions or collection records for non-payment of rent No bankruptcies Renter's Insurance required. It's typically a nominal cost if you're using Lemonade. Favorable references from current and previous landlords A fully completed and signed rental application for each applicant 18 years or older Applicant does not have any criminal convictions for crimes considered harmful to people or property To move in: first month's rent plus security deposit. Gas, water, internet, and HOA included. Tenant pays all other services. Electricity usage is billed by the HOA to the owner, which will be passed along to the tenant. Account is already set up, so there is no additional fee. Cleaning charges will be exact cost of actual cleaning as billed hourly by an outside cleaning service. Non smoking unit and building. Application fee is $35/person.
