Lease terms

Lease Terms * Move-In Costs: First month's rent and security deposit are due upon lease signing. * Rent & Utilities: Tenant is responsible for all utilities, including gas, electricity, water, and internet/Wi-Fi. * Lease Term: Initial six-month firm lease, after which the tenancy converts to a month-to-month agreement. If the landlord requires the property to be vacated for redevelopment or construction, the landlord will provide written notice as required by applicable law. * Pets: Pets are considered with owner approval. One pet is preferred, with a maximum of two pets. Monthly pet rent applies. Service animals are exempt as required by law. * Smoking: No smoking or vaping is permitted on the premises. * Use & Occupancy: Property is for residential use only. Subleasing and short-term rentals, including Airbnb, are not permitted without the landlord's prior written approval. * Property Condition: Property is rented in its current condition. Tenant is responsible for routine maintenance and minor upkeep. * Swimming Pool: The property includes an outdoor swimming pool. The pool is unfenced and does not have an alarm system. Tenant acknowledges these conditions and is responsible for complying with all applicable pool-safety requirements. Tenant is also responsible for a market-rate pool service fee covering professional pool maintenance, including cleaning, chemicals, and equipment inspections. * Engineering & Site Work: Tenant agrees to provide reasonable access to the exterior of the property for authorized engineers, consultants, or contractors to conduct site planning, measurements, soil testing, or other engineering work related to potential future redevelopment. Interior access will not be required without the tenant's prior consent. Landlord will provide reasonable advance notice, generally at least 24 hours, before any such visit, except as otherwise permitted by law. * Tenant Requirements: Minimum gross monthly income of 2.5 times the monthly rent. Minimum credit score of 680; 700+ preferred.
