Tenant is responsible for placing electric and water utilities in their name prior to move-in. Trash service through Waste Management, including two rolling garbage cans, is included in the monthly rent. The home does not require gas utilities. No smoking of any kind is permitted inside the home under any circumstances. This includes cigarettes, cigars, vaping, marijuana, or any other smoking products. One small dog may be considered with prior approval and an additional monthly pet fee of $75. Interior painting or other cosmetic modifications may only be performed with prior written approval from the landlord. Any approved modifications must be completed in a professional and workmanlike manner. The home is located within the City of Heritage Creek. While there is no homeowners association, the city maintains its own ordinances in addition to Louisville Metro regulations. Tenant is responsible for complying with all applicable laws, ordinances, and property-related regulations. Particular attention should be given to lawn maintenance requirements and street parking regulations. Please review the city ordinances for Heritage Creek, Kentucky. Monthly rent is $2,400 based on a 12-month lease term. A security deposit of $3,000 is required prior to occupancy with an additional $500 deposit required for one approved small dog, as well as the last months rent. Both Waste Management garbage cans must remain with the property. All utility accounts must be established approximately 5-7 days prior to move-in. Rent is due on or before the 1st day of each month and must be paid electronically. The following payment methods are currently accepted: Zillow Payments Rent may be paid through Zillow using a bank account, debit card, or credit card. Automatic payments are available. Bank account payments are typically free, while card payments may include processing fees. Zelle Rent may also be paid through Zelle if supported by the tenant's bank.
