The fully equipped kitchen includes premium stainless-steel appliances, a Samsung refrigerator, GE cooking range, microwave, dishwasher, and coffee station. Three clean, modern bathrooms are stocked with essentials and hairdryers. Ample on-site parking is included. An air mattress is available upon request. Gym access requires a signed liability waiver. Pets are welcome with advance approval, and there is an extra one-time fee per pet per stay, with additional cleaning fees based on the length of stay. Located in northeast Austin/Manor with quick access to Hwy 130 and Palmer Ln. Enjoy a convenient commute to Downtown Austin, The Domain, major business hubs, ACL, F1, SXSW, and Austin-Bergstrom Airport. Smoking, drug, and vape use is not allowed inside the unit, on the balcony, or in the hallways of the building, with a $1000 fine if discovered or reported. Strictly observe Quiet Hours: 10pm - 8am. Parties are not allowed in this property, including loud music, with a $1000 fine if a party is discovered or if a neighbor complains of excessive noise. All guests are required to sign a rental agreement before receiving check-in instructions. Early check-in can be requested a day before the arrival date and is subject to approval, with a rate of $20 per hour before check-in time. Standard check-in time is 4:00 PM from Mon-Sat and 5:00 PM on Sundays. Late check-out is subject to approval and must be notified in advance. Standard check-out time is 10:00 AM. Late check-out at 11:00 AM costs $20.00, at 12:00 PM it costs $40.00, and any guest checking out beyond 12:00 PM is subjected to a penalty of $300.00 and immediate expulsion. If an excessive mess is discovered after your stay, you will be charged accordingly on top of the standard cleaning fee. You will be charged for stained or damaged sheets/towels. Please don't use the face or bath towel as a kitchen towel; there will be a $10 charge if face towels are stained. If there is no paper towel, please let us know. We do not provide extra towels and sheets. You are most welcome to bring your own towels and sheets if you will be needing more. An additional cleaning request during your stay would cost $150.00. We do not allow packages/mail to be sent to the address you're staying at. You may deliver items to the door, or to a local FedEx/UPS. We cannot help you to retrieve the delivered mail. You will be charged for any missing or damaged items. There is a $600 penalty for lost keys/clicker/fob. Do not alter any safety device. There is 1 security camera pointing at the door entrance. Blocking or disconnecting this device will lead to immediate termination of your stay with no refund. If any damage or issue arises that requires repair, we will notify you promptly. Repairs may occur without prior notice and cannot be used as a reason for a refund. There is a $600 penalty for lost or damaged key/fob/parking permit. There is a $500 penalty if you're locked out and will need us to send someone to assist you. All stays longer than 29 days must be cleaned by our housekeeping team, which will cost $150 and must be paid for by the guest. Work efficiently with dual monitors, electric standing desks, and ultra-fast WiFi. The 75" 4K Sony TV enhances presentations or downtime streaming.
