Lease: I have a legal permit from College Township. All up to code. I have a lease (drawn up by my lawyer. The electric/water/trash is split (prorated) between 4 and I am on a monthly payment plan (for electric), so currently the overall average rate would be approximately $65/mo. Although in January, the electric company "re-evaluates", the payment plan amount so it could vary somewhat, but I doubt significantly that it would go up much. I have a Smart thermometer. The water bill is per quarter. Again, split 4 ways. Currently myself and the other 2 adults living here are conservative with water usage, but I am aware, some people use more water than others. (Not a good or bad thing...). There are some "house rules" which include the following: Reasonable/Regular cleaning of the rented bedroom is expected (Including weekly trash collection). No smoking/marijuana as well, (inside or out), as my son has bad asthma. So no specific contract length, but the longer the better, as housing here in the State College area it is so incredibly difficult to find and also to afford housing. Again, those who apply and have a need for a longer term rental, will be given preference. No fire arms. No long term guests (a long weekend or family visiting is fine) but anything longer would be discussed by myself and the renter. No pets. No large parties/gatherings. No fire arms. One car is permitted and would be in our driveway. A clean out fee of $125 is necessary as no cleaner in this area will do a deep clean for less than that. Maintenance, lawn care and snow clearing (other than cleaning off a renter's personal car) is included. If anything breaks down or needs addressed it will be dealt with promptly.

Private Bedroom with shared bathroom in a quiet, safe neighborhood. 2 miles from Mount Nittany Medical Center and 3 miles from Penn State University Park Campus. Shared access to common area for living room, kitchen, laundry facility, patio/deck, and yard. Shared spaces with 3 Family members (myself and 2 adult sons) within their Home. One small Hypoallergenic 12 lb. dog (Havanese) that is not allowed upstairs and is very calm and does not bark. He loves to be around people and is very friendly.
4 bedroom 2 story home located in a nice, safe, quiet, family-friendly community, near Mount Nittany Medical center, and Penn State University. Shopping/restaurants/bike paths/amenities are close by. Bathroom space is shared with 1 other person. Living Room, Kitchen, Half Bath, and laundry facility on 1st Floor will be shared areas with Home Owners. Bedroom Space on the 2nd Floor of House. Bedroom will come furnished with Keyed Lock. Entrance into House via front door of the 1st main level of home. Home owners have 1 very cute/friendly/loving hypoallergenic 12 pound Havenise Dog. (puppy love is free :) ).
