Please read carefully. Tenant Selection Criteria Your rental application may be denied for any of the following reasons: 1. Criminal History A criminal background check will be conducted. Criminal convictions that may result in denial include, but are not limited to: violent crimes, property damage, drug-related offenses, and any offenses that pose a threat to others. 2. Previous Rental History Negative rental history, including evictions, broken leases, property damage, or failure to pay rent, may be grounds for denial. 3. Current Income Income must be verifiable and sufficient to cover rent and other expenses. A common standard is 2.5 to 3 times the monthly rent. 4. Credit History Creditworthiness will be evaluated. A history of late payments, debt collections, or bankruptcy may be cause for denial. 5. Incomplete or Inaccurate Information Failure to fully and accurately complete the application or provide required documentation may result in denial.
