Lease terms

Tenant is responsible for all utilities and services associated with the property, including electricity, water, internet, cable, and any other services established in the tenant's name. Tenant is responsible for keeping utilities active throughout the lease term. The property is smoke-free. Smoking, vaping, and use of tobacco or similar products are not permitted inside the home or on the property. A security deposit of $1,500 is required and will be handled in accordance with the lease agreement and applicable Georgia law. The initial lease term will be for 12 months, unless otherwise agreed to in writing. At lease renewal, the lease may transition to a month-to-month tenancy if mutually agreed upon by the landlord and tenant. Tenant must provide at least 60 days' written notice of intent to vacate, including when the tenancy transitions to month-to-month at renewal. All move-out notices, renewal terms, and termination requirements are subject to the lease agreement and applicable Georgia law. Tenant is expected to maintain the property in a clean and reasonable condition and promptly report maintenance issues or damage to the landlord/property manager. The tenant is responsible for any damage beyond normal wear and tear caused by the tenant, household members, or guests. All lease terms, fees, deposits, notices, and tenant responsibilities are governed by the signed lease agreement and applicable federal, state, and local laws.
