Lease terms

12 month lease to start on agreed date (flexible between 9/1/2026 and 10/1/2026). Move in: Joint walk-through within 48 hours of move in date to document condition. (Some pictures include furniture, appliances or amenities that are personal property to current tenants.) Move out: 30-day notice or end of lease, inspection and damage assessment comparison to move in documentation, 30-day refund with itemized deductions. Early termination fee: forfeiture of security deposit, 1 month rent and last months' rent. ($1,100+2,200+2,200=$5,500 total). Tenant may be held responsible for rent through the lease end date if 60 day notice is not given to owner. Tenant's Move-Out Responsibilities: Property must be completely empty of all personal items All keys must be returned Property must be in "move-in ready" condition: swept, vacuumed, surfaces cleaned Appliances must be clean (inside and out) Owner is responsible for water and septic utilities and maintenance. Owners will give tenants 72 hour notice when they will be onsite for non-emergency landscape and home maintenance, with a description of planned maintenance. Emergency maintenance requirements will wave the notice period. Renters are responsible for trash, gas, electric and other elected utilities. Renters will notify owners of any home maintenance needs as soon as possible (within 24 hrs of discovery). Negligence to notify owners may result in a loss of security deposit. Modifications to the property must have written consent from the owner. Rules and Conduct: Maximum of 1 dog, upon approval and renters are responsible for all damages, incidents and enclosures of pet. No smoking. Smoking in the home will result in lease termination and a $1200 fee for mitigation. No modifications to the property (painting, construction, alterations) without written permission Yard features (greenhouse, shed, fire pit) may be used as intended but not modified or damaged Respect for neighbors' property and quiet enjoyment Compliance with all local ordinances and laws
