Applicant Requirements: A favorable credit history with a minimum credit score of 720 or higher. Submit one year of bank statements. Verifiable household income that is at least 3 times the monthly rent. A government issued photo ID. Favorable references from current and previous landlords. Employer references. No prior evictions or collection records for non-payment of rent. No history of late payments. No bankruptcies. A fully completed and signed rental application for each applicant 18 years or older. Applicant must not have any criminal convictions for crimes considered harmful to people or property. Application fee is $35/person. Credit will be checked. Rental Requirements: To move in: First month's rent plus security deposit. Rental insurance is required with proof of $100,000 personal liability coverage. HOA and trash included. Tenant pays all other services. Non smoking unit, including vaping. Due to an allergy of the owner, fur bearing animals cannot be accommodated.
