Lease terms

Minimum 12 month lease. Tenant pays utilities. No smoking. Background, credit, income, and rental history verification required. RENTAL TERM: This is a 12-month lease with an automatic renewal clause. The lease will automatically renew on a month-to-month basis at the end of the initial term unless either party provides written notice of non-renewal at least 30 days prior to the end of FURNISHED LIVING AREA: The unit is offered semi-furnished. The following items are included in the living area at no additional cost: - 70" UHD Samsung TV (wall-mounted, like new) wall mount included - Couch (professionally cleaned prior to lease start) - Sun filtering curtains - Washer and dryer (located in laundry room) All furnished items are negotiable. Tenants who prefer an unfurnished unit may request removal of any or all items prior to move-in. An inventory list with photos documenting the condition of all furnished items will be attached to the lease agreement. Tenant is responsible for any damage to furnished items beyond normal wear and tear.the term. Please check local laws regarding lease renewal requirements. OCCUPANCY LIMITS: Occupancy is limited to the tenants listed on the lease agreement. A maximum of 2 persons per bedroom is permitted. Overnight guests are allowed for no more than 7 nights total per calendar month. Any additional occupants must be approved in writing by the landlord. SUBLETTING: Subletting or assignment of the lease is strictly prohibited without prior written consent from the landlord. Unauthorized subletting, including short-term rentals (e.g., Airbnb, VRBO), is grounds for lease termination. Please refer to applicable local laws regarding subletting rights. UTILITIES: Tenant is responsible for all utilities. The following utilities are NOT included in rent: electricity, water, sewer, internet, and cable. Tenant must establish accounts with utility providers prior to move-in. PET POLICY: Pets are considered on a case-by-case basis with prior written approval from the landlord. The following terms apply: - Up to 2 pets allowed (cats or dogs). - Breed restrictions apply: aggressive or restricted breeds are not permitted. - All pets must be current on vaccinations and licensed per local requirements. - A pet screening is required before lease signing for all applicants with pets. - The property features durable flooring suitable for pets. - Tenant is responsible for all pet-related damages beyond normal wear and tear. - Renters insurance that specifically covers dog bites and other pet-related injuries is required for all tenants with dogs.
