Additional Lease Terms Utilities & Services Landlord shall pay for: * Water * Trash service * Landscaping maintenance Tenant shall be responsible for: * Electricity * Natural gas and/or propane * Internet, cable, and streaming services * Snow and ice removal * Any other utilities or services not expressly paid by Landlord Appliances & Furnishings * The Property is leased unfurnished. * Landlord shall provide a stove/range and refrigerator for Tenant's use. * Tenant shall keep all appliances in a clean and sanitary condition and promptly report any maintenance issues. * Tenant shall be responsible for damage caused by misuse, negligence, or abuse by Tenant, occupants, or guests. Sauna * The sauna is an optional amenity. * If Tenant elects to keep and use the sauna, Tenant accepts full responsibility for all operating costs, maintenance, repairs, and replacement of sauna components during the tenancy. * Landlord shall have no obligation to repair, maintain, or replace the sauna. * If Tenant does not wish to assume these responsibilities, Landlord may remove the sauna prior to or during the tenancy. Renter's Insurance Requirement * Tenant shall obtain and maintain renter's insurance throughout the entire lease term. * Coverage must remain active from the move-in date through the end of the tenancy. * Tenant shall maintain a minimum of $100,000 in personal liability coverage. * Tenant is responsible for insuring all personal belongings against loss, theft, damage, fire, water damage, and other risks. * Landlord's insurance does not cover Tenant's personal property. * Proof of renter's insurance shall be provided to Landlord prior to move-in and upon renewal of the policy. * Failure to maintain renter's insurance shall constitute a violation of the lease agreement. Property Care * Tenant shall maintain the Property in a clean, safe, and sanitary condition. * Tenant shall promptly notify Landlord of any condition requiring repair or maintenance. * Tenant shall be responsible for any damage caused by Tenant, occupants, guests, or pets beyond ordinary wear and tear. Occupancy & Use * The Property shall be used solely as a private residence. * No subleasing, short-term rentals, or vacation rentals shall be permitted without Landlord's prior written consent. * Only occupants listed on the lease may reside at the Property. Pet Policy * Pets are permitted only with Landlord's prior written approval. Maximum 2. * Tenant shall disclose all pets residing at the Property, including breed, age, weight, and vaccination status. * Any additional pets introduced during the tenancy require Landlord's written approval. Pet Responsibility * Tenant shall be fully responsible for the care, supervision, and control of all pets. * Tenant shall promptly clean up and properly dispose of pet waste from the Property. * Pets shall not create excessive noise, nuisance, or disturbances to neighbors. Pet Damage * Tenant shall be responsible for any damage caused by pets, including but not limited to: * Flooring, carpet, and upholstery damage * Stains and odors * Landscape damage * Costs for pet-related cleaning, deodorization, flea treatment, and repairs beyond normal wear and tear may be deducted from the security deposit as permitted by California law. Insurance * Tenant shall maintain renter's insurance throughout the lease term and ensure that liability coverage applies to any approved pets. * Tenant shall be responsible for any injury or property damage caused by their pets. Outdoor Areas * Tenant shall not permit pets to damage landscaping, fencing, decks, or outdoor furnishings. * Tenant shall repair or reimburse Landlord for any pet-related damage to the exterior of the Property. End-of-Tenancy Cleaning * If necessary due to pets, Tenant may be charged for additional cleaning, odor remediation, flea treatment, or damage repair as allowed by California law.
