Lease terms

Home is located in beautiful Daybreak with flexible lease terms (1-12 months) and the option to extend month-to-month. Rent is $3500/month for 1-3 month lease and $3200/ month 3-6 month lease, reduced rent for longer terms. $400/month for the internet/utilities/HOA package on any lease less than 12 months. Security deposit is equal to one month's rent (refundable, minus $300 furniture cleaning fee). Smoking: Not allowed anywhere on the property. Pets: Considered on a case-by-case basis with an approved pet addendum, pet deposit/cleaning fee. Parking: Two-car garage for tenant use; street parking available; no driveway parking. Utilities: Utilities are included in package. Excessive usage (well above typical household use) is billed per the lease. Maintenance: Tenant is responsible for general day-to-day upkeep, keeping the home clean, simple yard work like weekly lawn mowing and weeding, reporting issues promptly, following HOA rules, renters insurance. Landlord handles major repairs and bi annual yard work. Fees at signing: First month's rent and security deposit (refundable minus the non-refundable $300 furniture cleaning fee).
