LEASE TERMS & TENANT SCREENING CRITERIA PROPERTY ADDRESS: 1107 SE 193rd Place, Camas, WA LEASE TERMS & PROPERTY RULES A) LEASE TERM: 1-year lease required. Lease renewal options available. B) UTILITIES: Tenant responsible for utilities including Electric, Water, Waste, Sewage, and High-Speed Internet (including equipment). C) SMOKING: No smoking or vaping inside the dwelling or garage. D) HOA FEES: Included in monthly rent. E) HOA COMPLIANCE: Tenant must comply with all HOA and CC&R requirements. F) LANDSCAPING: Front yard maintained by HOA. Backyard and side yard maintenance is the responsibility of the renter. G) MOVE-IN FUNDS: First and last month's rent due prior to move-in. H) REFUNDABLE SECURITY DEPOSIT: $4,000. I) CARPETS: Must be professionally cleaned prior to move-out (receipt required upon which cleaning fee will be refunded). J) PET RULE: Pets must be approved by the property manager. CONSUMER REPORTING AGENCY & SCREENING PLATFORM DISCLOSURE Applications, credit reports, and background checks for this property are processed digitally through Zillow Rental Manager (or an equivalent third-party online portal designated by the Landlord). (CIC) 42913 Capital Drive, Unit 101, Lancaster, CA 93535 FLEXIBILITY & THIRD-PARTY PLATFORM DISCLAIMER: Landlord reserves the right to utilize Zillow, Inc. or any equivalent FCRA-compliant consumer reporting platform to process rental applications. The specific Consumer Reporting Agency (CRA) providing the credit or background report will be disclosed directly to the applicant within the online application portal prior to application submission. Applicants acknowledge that screening reports are generated, managed, and delivered directly by the designated third-party platform (e.g., Zillow) and its underlying CRAs, and that Landlord does not control third-party screening algorithms or vendor selections. Applicants without an SSN may provide an Individual Taxpayer Identification Number (ITIN) or an alternative valid government-issued photo identification (such as a foreign passport or consular ID) accompanied by verifiable proof of income and identity to complete the screening process. Incomplete applications will not be processed until all requested documentation and fees have been received. 2. OCCUPANCY STANDARDS Maximum occupancy shall comply with applicable federal, state, and local occupancy standards based upon the overall size, configuration, and safety considerations of the home. 3. INCOME & EMPLOYMENT REQUIREMENTS GROSS INCOME REQUIREMENT: Combined gross monthly household income must equal or exceed three (3) times the monthly rent. HOUSING ASSISTANCE / SUBSIDY CALCULATION (RCW 59.18.255 & RCW 49.60.215): For applicants utilizing Housing Choice Vouchers (Section 8), government rental assistance, or other public subsidies, the three (3) times income requirement will be calculated solely against the portion of the rent for which the tenant is directly responsible, rather than the total monthly rent amount. EMPLOYMENT VERIFICATION: Applicants must have stable, verifiable employment or another verifiable source of lawful income. Acceptable income sources include, but are not limited to: - Employment wages or self-employment income - Housing vouchers, subsidies, or public assistance - Retirement income, Social Security, or Disability benefits - Military benefits or investment income - Alimony, child support, or other lawful income sources REQUIRED DOCUMENTATION: - Employees: Two (2) most recent, consecutive pay stubs. - Self-Employed Applicants: Most recent federal income tax return (Form 1040 with applicable schedules or 1099 forms) AND three (3) consecutive months of personal or business bank statements. - Subsidy Recipients: Statement of coverage or voucher documentation from the issuing housing authority or agency. 4. CREDIT HISTORY STANDARDS STANDARD APPROVAL: Applicants should demonstrate a minimum credit score of 680. CREDIT EVALUATION: Credit history will be evaluated as a whole and not solely on a numerical credit score. The following adverse records may result in application denial or conditional approval: - Outstanding balances owed to previous landlords or property managers. - Open bankruptcies. - Past-due utility collection accounts. - Significant delinquent debt demonstrating an inability to meet ongoing financial obligations. 5. RENTAL HISTORY REQUIREMENTS Applicants should demonstrate positive rental or homeownership history during the previous three (3) years. Rental history will be verified using information obtained from prior landlords, property managers, and public records as permitted by law. VERIFICATION PROCESS & APPLICANT RESPONSIBILITIES: - Third-Party Platform Limitation: Applicants acknowledge that third-party online screening portals (including Zillow Rental Manager) do not automatically contact prior landlords or independently verify rental history. - Required Contact Information: Applicants must provide accurate, current contact information (name, phone number, and email address) for all prior landlords or property management companies covering the past three (3) years. - Verification Authorization: Submission of an application constitutes written consent for Landlord or Landlord's designated agent to contact prior landlords, property managers, or mortgage holders to verify tenancy dates, payment history, and lease compliance. - Alternative Documentation (If Applicable): If past landlords cannot be reached or if the applicant was a homeowner/first-time renter, Landlord may require alternative proof of on-time housing payments (e.g., 12 consecutive months of bank statements, rental ledgers, or canceled rent checks). - Incomplete Applications: Failure to supply valid, responsive contact information for prior landlords will render the application INCOMPLETE, and the application will not hold a chronological place in line until all necessary reference contact details are received. DISQUALIFYING OR CONDITIONAL ADVERSE FACTORS: The following adverse records during the 3-year history may result in application denial or conditional approval: - Court-ordered eviction judgments or open unlawful detainer actions. - Unpaid landlord debt, rent collections, or material lease violations. - Unexplained late rental payments or bounced checks. - Property damage beyond normal wear and tear, or failure to give proper notice to vacate. 6. CRIMINAL HISTORY POLICY In accordance with applicable Washington state guidelines and federal Fair Housing laws, this property does not maintain a blanket prohibition against applicants with criminal records. Where legally permissible, criminal history will be evaluated on an individualized basis considering: - The nature and severity of the specific offense. - The time elapsed since the offense occurred. - Evidence of rehabilitation or good conduct since the offense. - Whether the conduct poses a direct threat to safety, property, or peaceful enjoyment of the premises by residents. Arrests not resulting in conviction, juvenile records, sealed records, vacated convictions, or expunged records will NOT be considered. 7. PET POLICY & ASSISTANCE ANIMALS PET CONDITIONS: Small domesticated pets are welcome, subject to the following limits: - Maximum of two (2) pets (dogs or cats only). - Maximum adult weight limit of 30 pounds per pet. - Pets must be licensed and vaccinated as required by local law. - Additional Refundable Pet Deposit: $400 per pet. - Monthly Pet Rent: $50 per pet per month. - Nonrefundable Pet Administrative Fee: $0. SERVICE & ASSISTANCE ANIMALS: Assistance animals (service animals and emotional support animals) are NOT considered pets and are not subject to pet deposits, pet rent, weight limits, or breed restrictions. Requests for reasonable accommodations will be considered in accordance with federal and state Fair Housing laws. 8. SMOKING POLICY Smoking or vaping of any substance (including tobacco and cannabis) is strictly prohibited anywhere inside the dwelling or garage. 9. RENTER'S INSURANCE Approved tenants are required to maintain renter's liability insurance with a minimum coverage limit of $100,000 throughout the tenancy and must provide proof of coverage prior to move-in. 10. SECURITY DEPOSITS, MOVE-IN COSTS & INSTALLMENT OPTION MOVE-IN FUNDS: Approved applicants must sign the lease agreement within 48 hours of approval and pay required move-in funds prior to taking possession. Required move-in funds include: - First month's rent. - Last month's rent. - Refundable Security Deposit: $4,000. - Refundable Pet Deposit (if applicable): $400 per pet. STATUTORY INSTALLMENT OPTION (RCW 59.18.610): Pursuant to RCW 59.18.610, for leases with a term of three (3) months or longer, a tenant may submit a written request to pay security deposits, last month's rent, and nonrefundable fees in consecutive, equal monthly installments: - Installment Schedule: Up to three (3) equal monthly payments starting at the inception of the tenancy. - No interest or administrative fees will be charged for utilizing an installment plan. MOVE-IN CONDITION CHECKLIST REQUIREMENT (RCW 59.18.260): In compliance with RCW 59.18.260, no security or pet deposit will be collected or retained unless a written lease agreement specifies the deposit terms AND a written Move-In Condition Checklist describing the condition and cleanliness of the premises is executed by both landlord and tenant prior to move-in. 11. GUARANTOR POLICY Guarantors or co-signers are not accepted. 12. FALSE OR MISLEADING INFORMATION Any materially false, misleading, or intentionally omitted information on the rental application or supporting documentation may result in immediate denial of the application or termination of tenancy if discovered post-move-in. 13. WASHINGTON STATE MANDATORY DISCLOSURES REUSABLE TENANT SCREENING REPORTS (RCW 59.18.257): This landlord DOES NOT accept comprehensive reusable tenant screening reports (portable tenant screening reports). All applicants are required to complete the landlord's standard screening process through the designated online portal (Zillow Rental Manager) and pay the required screening fee. APPLICANT RIGHTS & DISCLOSURES (RCW 59.18.257 & RCW 19.182): Pursuant to RCW 59.18.257, you are hereby notified of the following: 1. Information Accessed: Screening will include credit history, criminal background, eviction records, prior landlord verification, and employment/income verification. 2. Right to Free Report: If adverse action is taken (denial, requirement of a higher deposit, or conditional acceptance), you have the right under federal and state law to obtain a free copy of the consumer report from the screening agency listed above. 3. Right to Dispute: You have the right to dispute the accuracy or completeness of any information provided by the consumer reporting agency directly with said agency. ADVERSE ACTION NOTICE: If an application is denied or conditionally approved, the applicant will receive a written Adverse Action Notice detailing the specific reasons for the decision and contact information for the consumer reporting agency used. GENERAL NOTICE - Applications are processed in the chronological order in which a completed application packet is received. A packet is considered complete only when all prospective occupants aged 18 or older have submitted their application, paid the screening fee, provided valid photo identification, and supplied all requested income documentation. Incomplete packets will not hold a property's place in line.
