Lease Term This property is offered on a 12-month lease. Renewal options may be offered at the owner's discretion based on payment history, property condition, and lease compliance. Rent Monthly Rent: $2,500 Rent is due on the 1st day of each month. Any late fees will be assessed according to the lease agreement and applicable state law. Security Deposit A security deposit equal to one month's rent ($2,500) is required prior to move-in. The deposit will be returned in accordance with state law, less any deductions for damages beyond normal wear and tear, unpaid rent, or lease violations. Utilities The tenant is responsible for establishing and paying 100% of all utilities, including but not limited to: Electricity Natural Gas Water Sewer Trash Service Internet Cable or Streaming Services (if desired) Utilities must be transferred into the tenant's name prior to move-in. Occupancy & Roommates Roommates are welcome. Every adult (18 years or older) occupying the home must: Submit a rental application. Pass the required background, credit, and rental history screening. Sign the lease agreement. Combined household income must equal or exceed 1.5 times the monthly rent. Minimum combined monthly income required: $3,750 per month Income Verification Applicants must provide proof of income, which may include: Recent pay stubs W-2s Employment verification Bank statements (if self-employed) Tax returns (if applicable) Credit & Background Screening All applicants are subject to: Credit check Criminal background check Eviction history search Rental history verification Maintenance Responsibilities Tenant agrees to: Keep the property clean and sanitary. Promptly report maintenance issues. Replace HVAC filters as directed. Maintain smoke detector batteries when required. Be responsible for damage caused by tenant, occupants, or guests. Lawn & Snow Care Unless otherwise specified in the lease: Tenant is responsible for routine lawn care, landscaping maintenance, and snow/ice removal. Smoking No smoking or vaping is permitted inside the home or garage but it's allowed on the deck. Pets Pets may be considered on a case-by-case basis and may require: Additional pet deposit Monthly pet rent Breed and weight restrictions Current vaccination records Unauthorized pets are considered a lease violation. Parking Vehicles must be legally registered and operational. No commercial vehicles, RVs, boats, or trailers may be stored on the property without written approval. Alterations Tenants may not paint, install fixtures, mount televisions, or make alterations without prior written approval from the owner. Subleasing Subleasing or short-term rentals (including Airbnb or similar platforms) are strictly prohibited unless approved in writing by the owner. Renter's Insurance Tenant must maintain renter's insurance throughout the lease term with a minimum personal liability coverage of $100,000 and provide proof of coverage before move-in. Move-In Requirements Before receiving keys, tenants must provide: First month's rent Security deposit Proof of renter's insurance Utility transfer confirmation Signed lease agreement Property Condition The home will be professionally cleaned prior to move-in. Tenants agree to return the property in substantially the same condition at the end of the lease, excluding normal wear and tear. These terms are intended to accompany a formal lease agreement and may be modified to comply with your state and local landlord-tenant laws.
