Lease terms

Rent & Payment Tenant agrees to pay monthly rent in the amount of $1,500 due by the 5th of each month. Each day that its late, an additional $25 will be added to the rent due. Rent shall be paid in full and on time according to the payment method agreed upon by Landlord and Tenant. Security Deposit A refundable security deposit in the amount of $1,500 is required prior to move-in. The security deposit may be used to cover unpaid rent, damages beyond normal wear and tear, cleaning costs, or lease violations. Utilities Landlord agrees to pay for the following utilities and services: Water Sewer Trash Covered parking Tenant is responsible for all other utilities and services, including but not limited to: Electricity Internet Cable Any additional utility or service not listed above All tenant-responsible utilities must be placed in Tenant's name prior to move-in. No Pets allowed Smoking Policy Smoking is strictly prohibited inside the property at all times. This includes cigarettes, cigars, vaping, marijuana, or any other smoking products. Any smoke-related damage, odor remediation, or cleaning costs will be the responsibility of the Tenant. Property Maintenance Tenant agrees to maintain the property in clean and good condition throughout the lease term. Tenant shall promptly notify Landlord of any maintenance issues, damages, or needed repairs. HOA Rules & Compliance Tenant agrees to comply with all applicable HOA rules, regulations, and community guidelines. Any fines, violations, or penalties caused by Tenant, Tenant's guests, or pets shall be the sole responsibility of Tenant. Move-In / Move-Out Inspection A move-in inspection will be completed prior to occupancy, and a move-out inspection will be completed upon vacating the property. Photos and documentation may be used to assess the condition of the property.
