Lease terms

Insurance: Julmar Family LLLP does not maintain insurance to cover your personal property or personal injury. We are not responsible for loss or damage to your belongings or injury to you, your guests, or any occupants due to events such as (but not limited to) fire, smoke, water damage, leaks, flood, hail, snow, wind, explosion, power outage, negligence of others, or criminal acts unless required by law. Tenants are required to maintain renters' insurance with the following minimum coverage: -$10,000 for personal property (covering events like theft, fire, water damage, etc.) -$100,000 for personal liability per occurrence Julmar Family LLLP must be listed as both Additional Insured and Interested Party on the policy. Proof of insurance, including the declaration page showing coverage dates and named insured(s), must be provided before the lease start date, at renewal, and upon request. Failure to maintain this coverage throughout your tenancy, including any extensions or renewals, constitutes an incurable breach of this Lease and may result in termination and/or eviction. Julmar Family LLLP must be listed as Additional Insured, and proof of coverage must be provided before the lease start date, including at each lease renewal, and upon request. Failure to maintain this coverage during your tenancy, including any extensions or renewals, is an incurable breach of this Lease and may result in termination and/or eviction as permitted by this Lease and state law. Sub-Leasing and House Rules: Subleasing is not allowed. The tenant agrees to abide by all house rules the Landlord provides. Failure to comply with these rules will be considered a breach of this lease agreement and may result in the termination of the tenancy. In such an event, the Tenant may be subject to eviction in accordance with applicable Colorado laws. Utilities and Services: The landlord provides water, sewer, electricity, heat, and trash service. The landlord provides Connexion internet service. The tenant(s) will contact the Landlord to obtain a 4-digit code to provide to Fort Collins Connexion to obtain a personal login and password for the internet service.
