Lease terms

Monthly Rent: $1,700 per month. Lease Term: 12 months. Security Deposit: $1,700 refundable security deposit, subject to lawful deductions permitted by the lease and Missouri law. Pets: Up to two (2) cats or small dogs are permitted with Landlord approval. A $250 non-refundable pet fee and $35 monthly pet rent are required for each approved pet. Smoking: Smoking and vaping of any kind are strictly prohibited inside the home. Utilities: Tenant is responsible for electricity, water, trash, internet, cable, and any other utilities serving the property. Sewer service will remain in the Landlord's name and will be charged to the Tenant as a recurring $16 monthly utility fee. Rent Due Date: Rent is due on the 1st day of each month. A three (3) day grace period is provided. Late Fees: If rent is not received by the end of the third (3rd) day of the month, a $50 late fee will be assessed beginning on the 4th day. An additional $10 per day will be charged for each day rent remains unpaid thereafter until paid in full. Maintenance Responsibilities: Tenant agrees to keep the property clean, safe, and sanitary, promptly report maintenance concerns, replace HVAC filters (if applicable), replace light bulbs and smoke detector batteries as needed, and avoid causing damage beyond normal wear and tear. Occupancy: The home is to be used solely as a private residence. Subletting, assignment of the lease, or short-term rentals (including Airbnb or VRBO) are prohibited without the Landlord's prior written consent. Renter's Insurance: Tenant is required to maintain renter's insurance throughout the lease term.
