Lease terms

Lease term available for 12 18 months. Rent is due on the 1st of each month. Late fees will be assessed after the 5th of the month. If rent remains unpaid, eviction proceedings may be filed beginning on the 15th of the month in accordance with North Carolina law. Early termination requires a minimum sixty (60) day written notice and payment of a lease buyout fee equal to sixty (60) days of rent. A security deposit equal to one (1) month's rent is required. Deposit and any prorated rent must be paid in certified funds prior to move-in and key possession. Damages beyond normal wear and tear will be deducted from the security deposit. Tenant shall remain responsible for any damages exceeding the deposit amount. Deposit accounting and/or return of deposit shall be provided within thirty (30) days in accordance with North Carolina law. Returned payment fee is $35. Owner pays for water. Tenant is responsible for electricity and all other utilities/services unless otherwise specified. Tenant shall place all required utility accounts into their name prior to move-in. Tenant agrees to comply with all HOA rules, regulations, parking requirements, and community standards. Any fines, penalties, towing fees, damages, or violations caused by Tenant, occupants, guests, invitees, or pets shall be Tenant's responsibility. Repeated or material HOA violations may constitute grounds for lease termination. One (1) garage parking space is included with the lease. Street parking may be available upon registration of the vehicle with the North Carolina DMV and/or municipality, subject to HOA and local regulations. No smoking or vaping of any substance is permitted inside the dwelling, garage, patio/balcony areas, or common areas. Candles are prohibited. Tenant shall be responsible for any smoke, vapor, or odor remediation costs resulting from violation of this policy. Maximum of two (2) approved pets permitted. All animals must be approved by Landlord prior to move-in or arrival at the property. No bully breeds, bully breed variants, or mixes permitted. Tenant is fully responsible for all pet-related damages, odors, cleaning costs, injuries, HOA fines, nuisance complaints, and remediation expenses. Tenant shall maintain renters insurance throughout the lease term with minimum coverage limits of $100,000 personal liability coverage and $12,000 personal property coverage. Landlord must be listed as an "Additional Interested Party." Proof of coverage is required prior to move-in and upon each renewal. Failure to maintain required insurance constitutes a lease violation. Tenant shall immediately notify Landlord of any leaks, plumbing issues, water intrusion, mold, mildew, HVAC malfunction, or maintenance concern that could cause damage to the property. No unattended running appliances are permitted. No flushing of wipes, "flushable" wipes, feminine hygiene products, paper towels, grease, or similar items. Tenant may be held financially responsible for damages resulting from failure to promptly report maintenance concerns or from negligence/misuse. Tenant agrees to maintain the dwelling in a clean and sanitary condition at all times, including prompt disposal of trash. All trash must be bagged and placed in the designated trash chute. No bulk items, furniture, boxes, mattresses, or oversized items may be left in trash rooms or common areas. Tenant shall replace HVAC air filters at minimum every ninety (90) days. Patio/balcony areas may only contain appropriate outdoor furniture and decor approved by HOA guidelines. No flags, storage items, laundry drying, or miscellaneous household items permitted on patios or balconies. No illegal activity, nuisance behavior, excessive noise, harassment, or disturbances are permitted. Tenant and guests must comply with all HOA/community quiet enjoyment requirements. No operating a business from the dwelling without prior written consent. No subletting or short-term rentals permitted without written approval from Landlord. Guests may not stay more than fourteen (14) consecutive days or more than fourteen (14) cumulative days within a six-month period without written approval. Any individual residing in the dwelling beyond permitted guest limits must apply, qualify, and be added to the lease. Landlord may enter the premises with twenty-four (24) hour notice for inspections, maintenance, repairs, showings, HOA-required access, or other lawful purposes, except in emergencies where immediate access may be necessary. Tenant shall not perform repairs, alterations, or installations without prior written approval from Landlord. Tenant is responsible for damages caused by negligence, misuse, occupants, guests, or pets. In any lease enforcement action, the prevailing party may recover reasonable attorney fees and court costs to the extent permitted under North Carolina law.
