Lease terms

Minimum 12-month lease agreement required. No smoking or vaping permitted inside the home or garage. Tenant is responsible for all utilities, including water, electricity, gas (if applicable), trash service, internet, and cable. Tenant is responsible for routine lawn and yard maintenance, including mowing, edging, watering, and weed control. Tenant must maintain renters insurance throughout the lease term. Property must be used as a private residence only. No unauthorized occupants or subleasing, including short-term rentals. No alterations, painting, or installation of fixtures without the landlord's prior written approval. Tenant must promptly report any maintenance issues or property damage. Tenant is responsible for complying with all community and HOA rules, if applicable. Pets are subject to the landlord's prior approval and applicable pet terms. Security deposit and first month's rent are due before move-in. All applicants are subject to income, credit, rental-history, employment, and background verification. Each adult who will occupy the property must submit a separate rental application. Lease terms, deposits, pet requirements, and approval criteria are subject to verification before signing.
