Lease terms

LEASE TERM Lease begins whenever tenants sign contract of 6 months or more. RENT Monthly Rent: $1,850 Due Date: 1st of each month Late Fee: $100 after 5 days SECURITY DEPOSIT Security Deposit: $1,850 Due prior to move-in with first month's rent. Deposit will be returned within 30 days after move-out in accordance with Georgia law, less any deductions for: - Unpaid rent - Damages beyond normal wear and tear - Unpaid fees UTILITIES Tenant is responsible for: - Electricity - Water - Trash - Internet PET POLICY Maximum of 3 pets (excluding caged animals such as fish, reptiles, or hamsters). Pet Rent: $50/month per pet Pet Deposit: $250per pet (refundable) Unauthorized pets will result in: - $400 penalty fee AND/OR - 14 days to remove the pet Failure to comply constitutes a lease violation. OCCUPANCY Only tenants listed on this lease may reside at the property. Unauthorized occupants must be removed within 14 days of written notice. Failure to comply may result in lease termination. MAINTENANCE & LAWN CARE Tenant agrees to maintain interior cleanliness and report maintenance issues promptly. Tenant agrees to maintaining lawn (front and back). Tenant agrees to collect and dispose of pet waste (if pets are applicable). Tenant is responsible for damages caused by negligence or misuse. EARLY TERMINATION If Tenant terminates lease prior to expiration, Tenant agrees to pay liquidated damages equal to one month's rent ($1,850), in addition to any unpaid rent and costs associated with re-renting the property. DEFAULT Failure to pay rent or violation of lease terms constitutes default. Landlord may pursue all remedies available under Georgia law, including: - Eviction (dispossessory action) - Recovery of unpaid rent - Damages and court costs ENTRY Landlord may enter property with 24-hour notice, except in emergencies. PROHIBITED CONDUCT - No illegal activity - No excessive disturbances - No property misuse - No smoking allowed indoors - No alterations of floors, walls, ceilings, or lawn without written permission from Landlord RENTERS INSURANCE REQUIREMENT Tenant is required to maintain renters insurance throughout the lease term with a minimum liability coverage of $100,000. Tenant must provide proof of insurance prior to move-in and upon renewal. Failure to maintain renters insurance constitutes a lease violation MOVE-OUT CONDITION Tenant agrees to return property in clean condition, free of damage beyond normal wear and tear.
