Lease terms

Utilities: Renter is responsible for water, gas, electric, and all other utilities. Rent: First month's rent due at signing. Ongoing rent due on the 1st of each month. Late fee of $50 after a 5-day grace period, plus $10 per additional day. Pets: Up to 2 pets allowed with prior written approval. $300 non-refundable pet fee per pet. Tenant is fully responsible for any pet-related damages, cleaning (including fleas), waste removal, and disturbances. No aggressive breeds. Service animals accepted per fair housing laws. Smoking: No smoking or vaping allowed inside the property. Maintenance & Upkeep: Tenant responsible for keeping the property clean, changing HVAC filters regularly, handling minor repairs under $150, yard/lawn maintenance (basic care), and repairing any damage caused by the tenant, guests, or pets. Please report major repairs to the owner promptly. Other Rules: No subletting or assignment without written consent. Quiet enjoyment is required no excessive noise or disturbances to neighbors. Residential use only. Property must be left in broom-clean condition at move-out. Deposits: Security deposit equal to 1 months' rent. Itemized list of any deductions will be provided within 14 days of move-out, per Arizona law.
