Lease terms

Tenant is responsible for all utilities. Landlord pays lawn service. As a reminder, no pets & no smoking. Tenant Qualifications and Mill Point Screening Mill Point Properties will perform a comprehensive background, credit, criminal, and eviction review for all applicants. Once your application has been reviewed, Mill Point Properties will request the following documentation, if not already provided via a completed application: * Employment Verification- Mill Point Properties will phone the applicant(s) current employer to confirm start date. * All applicant(s) must provide up to six months of valid proof of income (ex. paystubs, direct deposit notice, award letter, etc.) reflecting current income. * Rent to Income - Monthly income must be at least three times the monthly rent as a measure of affordability, this expectation insures coverage for other budgeted monthly expenses, such as utilities, insurances, car payments, loan payments, food, etc. * Previous Landlord and Character References are also requested from all applicants * This is not an inclusive list, please note additional verification may be requested on a case by case basis.
