Lease terms

Tenants pay for all utilities including but not limited to: water, gas, electric, sewer, trash, internet, etc. All utilities must be put in the tenants names. We allow one small dog up to 40lbs with a non refundable $250 pet deposit and $35 per month for the pet. There is no smoking, no drugs, no partying. Tenant is responsible for all yardwork including removing debris, weeds, trash, and maintenance needed to keep the outside appearance clean. City ordinance will fine you if the yard falls outside their minimum cleanliness. This is a one year lease. Once expired, the lease will continue as a month to month unless you give a written 30-day notice to vacate after the one year and prior to move-out. Tenants must maintain renter insurance. Landlord is not responsible for any break-ins, theft, stolen property, or damages due to tenant neglect. Rent is always due by the 3rd of the month. If not paid by the 3rd, a $50 late fee will be assessed along with a $5 daily late fee per day until paid in full. Official full length policy will be given to serious tenants.
