Rental Qualification Criteria We are committed to providing equal housing opportunities in accordance with all applicable federal, state, and local fair housing laws. Occupants Only applicants who have been approved through our screening process and any listed minor dependents may reside in the property. Any additional adult occupant must complete the application and screening process and receive written approval before moving into the property. 3. Occupancy Standards Occupancy is generally limited to two persons per bedroom unless otherwise required by law or limited by the size or configuration of the property. 4. Identification Each adult applicant must provide a valid government-issued photo identification, such as a driver's license, passport, military ID, or state identification card. Applicants must also provide a Social Security number or Individual Taxpayer Identification Number (ITIN), when required for screening purposes. Personal information will be handled securely and retained only as necessary. 5. Verification Process We verify information provided on the application, which may include employment, income, current and previous landlords, and other references. A consumer credit report and tenant screening report may also be obtained. Applicants with a credit freeze are responsible for temporarily lifting the freeze to allow completion of the screening process. 6. Application Fee Each adult applicant is responsible for paying the non-refundable application fee before screening begins. 7. Credit History Credit history is considered as part of our overall evaluation. Past delinquencies, collections, judgments, charge-offs, excessive debt, or other adverse credit information may affect the approval decision. Credit history is evaluated together with income, rental history, and other relevant factors. 8. Rental History Applicants should demonstrate a history of meeting lease obligations, paying rent on time, maintaining rental property, and complying with lease terms. Lack of rental history will not automatically result in denial, and additional references may be requested. 9. Criminal History Criminal history may be considered as part of the screening process. Each application will be evaluated individually, taking into account the nature of the offense, the length of time since the offense, rehabilitation, and whether the applicant poses a current, direct threat to the safety of others or the property. 10. Income Requirements The combined gross monthly income of all adult applicants should generally be at least three times the monthly rent. Lawful sources of income may be considered. 11. Holding Deposit If an application is approved, a holding deposit equal to one month's rent will be required. Once the holding deposit is paid and the lease has been signed by all required parties, the holding deposit will be applied toward the security deposit. If the approved applicant fails to take possession of the property or otherwise defaults after signing the lease, the holding deposit may be applied toward damages permitted by law, including lost rent and reasonable costs incurred in re-renting the property. 12. Criminal Background Screening A criminal background screening may be conducted using commercially available databases and other lawful sources. Applicants must authorize this screening in writing. 13. Pets Pets may be permitted with prior approval. Approved pets must be housebroken, properly supervised, and not create a nuisance or cause damage to the property. A non-refundable pet fee of $250 per approved pet is required. Assistance animals are not considered pets and are evaluated in accordance with applicable fair housing laws. 14. Smoking Smoking and vaping are prohibited inside the dwelling. Residents are responsible for ensuring that guests also comply with this policy. 15. Residential Use The property is to be used solely as a private residence unless otherwise permitted in writing. 16. Reasonable Accommodations We consider requests for reasonable accommodations or reasonable modifications from qualified individuals with disabilities in accordance with applicable fair housing laws. 17. Application Review Process Applications are reviewed as they are received. Approval is based on the overall qualifications of the applicant, including verification of the information provided and compliance with these rental criteria. Meeting the minimum qualification standards does not guarantee approval. If multiple applicants are similarly qualified, preference may be given to the first completed application received.
