Lease terms

Landlord pays for garbage, sewer, and recycling. Tenant pays part of water and all of other utilities. One year lease with first, last and deposit upon signing (some flexibility here). No fees if you provide your own credit report and credit score. $25 charge if I have to run the credit check. A cat or smallish dog is welcome with its own references and an additional $500 pet fee. Renter is responsible for watering one small garden bed and the private patio during cold months when the irrigation is turned off, and to keep their patio and the north driveway area clean and free of litter, weeds, leaves and seeds. Unfortunately, no smoking inside the apartment, and no humidifiers allowed. Some other requirements and prohibitions in the lease can be discussed and modified.
