Costs, fees, and lease terms

Lease terms

Landlord pays for garbage, sewer, and recycling. Tenant pays part of water and all of other utilities. One year lease with first, last and deposit upon signing (some flexibility here). No fees if you provide your own credit report and credit score. $25 charge if I have to run the credit check. A cat or smallish dog is welcome with its own references and an additional $500 pet fee. Renter is responsible for watering one small garden bed and the private patio during cold months when the irrigation is turned off, and to keep their patio and the north driveway area clean and free of litter, weeds, leaves and seeds. Unfortunately, no smoking inside the apartment, and no humidifiers allowed. Some other requirements and prohibitions in the lease can be discussed and modified. A sample lease is available upon request. Call or text the phone number provided or you can message me through Zillow.

The neighborhood

About the building

This unfurnished apartment has its own private patio and is in the heart of the popular Guadalupe Historic District. Just a few blocks from the Plaza, it is the front unit of a duplex. Approximately 770 square feet, the two bedrooms (one carpeted) and one bath are on a quiet street that is centrally located. It's an easy walk to everything you need, including stores, restaurants, DeVargas Mall, the Railroad Yards, the River Trail, and more. Landlord lives nearby. The kitchen and bathroom are filled with beautiful tilework and antique built-ins. Wired for cable in the living room. Forced air for heat and portable air conditioners and a tower fan for cooling. Personal flagstone patio with designer scented garden. Many extra touches like glass door knobs, fancy hardware, a rain gauge, and a tinwork cabinet door make this a very special home.
