Lease terms

The Tenant agrees to pay all utilities associated with the rental property, including electricity, water, gas, internet, cable, and any other services unless otherwise stated in this lease. The Tenant is responsible for keeping the premises clean and in good condition and for notifying the Landlord promptly of any maintenance issues. Pets may be permitted only with the Landlord's prior approval. Any approved pet arrangements, including any pet deposit, monthly pet rent, or other conditions, will be agreed upon in writing before the pet is brought onto the property. For students, the lease term may be negotiated to better accommodate academic schedules or internship requirements. Any negotiated lease term must be agreed upon in writing by both the Landlord and the Tenant before occupancy. The Tenant agrees to comply with all applicable laws and to avoid any activity that may disturb neighbors or damage the property. No alterations or modifications to the property may be made without the Landlord's written consent.
