Lease terms

Lease Duration: 12-month or 24-month fixed-term lease options are available. Security Deposit: A security deposit of $1,800 is due in full upon lease signing to secure the property. This deposit is fully refundable at the end of the lease term, subject to the property being returned in clean, undamaged condition (minus normal wear and tear). Utilities: The tenant is entirely responsible for establishing accounts and paying for all utilities, including but not limited to electricity, water, gas, internet, and cable. Proof of utility account transfers into the tenant's name must be provided to the landlord prior to receiving keys on move-in day. Trash collection is included/provided by the HOA. Smoking Policy: This is a strictly 100% smoke-free property. Smoking or vaping of any substance is absolutely prohibited inside the townhouse, the garage, or within any enclosed patio spaces. Pet Policy: A maximum of 1 pet is permitted with prior landlord approval. An additional $200 pet deposit and a monthly pet fee of $25 apply. Specific breed or size restrictions may apply; please disclose pet details upon application. Renter's Insurance: The tenant is required to obtain and maintain a standard renter's insurance policy with a minimum of $100,000 in personal liability coverage for the entire duration of the lease, naming the landlord as an "Interested Party." Application Requirements: All occupants over the age of 18 must complete a separate Zillow application, background check, and credit check. We look for a credit score of 600+, no prior evictions, clean rental history, and a total verifiable household monthly income of at least 2.5x the monthly rent ($4,500/month).
