Lease terms
650+ credit score required plus background check 1. LEASE TERM: This lease shall be 12 months and automatically expire at the end of the term unless renewed in writing. Monthly rent will be collected in the amount of $2900. Any renewal must be executed in writing prior to expiration and shall be governed solely by the new lease terms. 2. RENT & SECURITY DEPOSIT Monthly rent shall be $2,800, due on or before the 5th day of each month. A security deposit equal to $2,800 is required prior to occupancy. 3. LATE FEES & DEFAULT A late fee of $50 will be assessed if rent is not received by the 10th. If rent remains unpaid after the 15th, Tenant shall be in default. Landlord may issue a 3-Day Notice to Pay or Quit and pursue eviction and damages as allowed under Mississippi law. 4. RENT INCREASE Landlord may increase rent upon lease renewal or as permitted by law with proper notice. 5. MAINTENANCE & REPAIRS Tenant shall pay the first $150 per repair occurrence, regardless of cause, except for major structural failures not caused by Tenant. Tenant is responsible for full cost of repairs caused by misuse, negligence, or failure to report issues promptly. 6. SEPTIC SYSTEM USE Property is serviced by a septic system. Tenant agrees only toilet paper and wastewater may enter drains. NO wipes (even flushable ), grease, feminine products, paper towels, or foreign materials. Tenant is liable for all septic-related damage or service caused by misuse. 7. PET POLICY A $200 non-refundable pet fee per pet is required. Tenant is fully responsible for all pet-related damages, odors, stains, or pest issues. 8. UTILITIES & SERVICES Tenant is responsible for all utilities and alarm monitoring costs, if applicable. 9. DAMAGE LIABILITY Tenant is responsible for any damage caused by Tenant, occupants, guests, invitees, or dependents. 10. LAWN CARE & EXTERIOR MAINTENANCE Tenant shall maintain lawn, landscaping, and exterior areas including mowing, edging, trimming, and debris removal. Tenant shall maintain safe access (including snow/ice removal if applicable). 11. HOA COMPLIANCE Tenant shall comply with all HOA rules and is responsible for any fines, violations, or penalties incurred. 12. PEST CONTROL Tenant is responsible for routine pest control and prevention. Failure to maintain pest control resulting in infestation shall be Tenant s responsibility. 13. RENTERS INSURANCE Tenant must maintain renters insurance (minimum liability recommended $100,000) and provide proof upon request. 14. LOCKOUTS Tenant shall be responsible for all costs related to lockouts, including locksmith services and any damages caused during entry. 15. INSPECTIONS Landlord may enter property with 24-hour notice for inspections, repairs, or showings. Immediate entry allowed in emergencies. Tenant must schedule inspection with landlord 7 days prior to vacation premises 16. SMOKING POLICY No smoking or vaping inside the property. Violations may result in cleaning, remediation, and damage charges. 17. GUESTS & OCCUPANCY Guests staying longer than 7 consecutive days or 14 days in a year require written approval. Unauthorized occupants are grounds for lease violation. 18. SUBLETTING Subletting or assignment of this lease is strictly prohibited without written consent from Landlord. 19. EARLY TERMINATION Early termination by Tenant requires: Written notice (minimum 30 days) Payment of 2 months rent as termination fee Continued responsibility until property is re-rented 20. MILITARY CLAUSE If Tenant is active duty military and receives PCS orders, lease may be terminated per the Servicemembers Civil Relief Act (SCRA) with proper documentation. 21. ABANDONMENT Property shall be considered abandoned if: Rent is unpaid for 15+ days AND Tenant is absent without notice Landlord may take possession and dispose of property per Mississippi law. 22. LEGAL FEES Tenant agrees to pay all reasonable attorney fees, court costs, and collection costs incurred due to lease violations 23. CONDITION OF PROPERTY Tenant accepts property as-is and agrees to maintain it in clean, safe condition. 24. UTILITIES: tenant is responsible for water, electric, internet, alarm system monitoring and any other needed utilities. 25. TENANT INSPECTION: tenant has 10 days after moving in to complete an inspection and report/document any damages found to landlord 26. SMOKING: strict policy of no smoking/ vaping of any kind will not allowed on premises. A $500 fee will be assessed for any damages related to smoking
