Lease terms

Month-to-month lease only. First month's rent (prorated based on move-in date if necessary) and security deposit (one month's rent) required, due at lease signing. No pets at all- including in tanks or terrariums. No smoking. Expenses to expect: Electric, cable/internet, and city trash removal are not included. Electric averages about $80-110/month depending on usage like air conditioning. Breezeline offers internet access for $50/month (other cable providers are available in the area). Sanford city trash bags are $18 for a roll of 8, 15 gallon bags or 5, 33 gallon bags. Unfortunately, All city trash pickup needs to be placed in these poor quality, overpriced, orange trash bags. Renter is responsible for purchasing their own city trash bags. Trash and Recycling bins provided by landlord. Background check (completed through Zillow application process). Credit check. (I live in the real world. It's ok if you don't have perfect credit. I do not hold imperfect credit against people, nor do I put too much stock in the score itself. More important to me is the debt to income, current state of delinquency and what type of accounts a person is delinquent on.) Income verification- paystubs, 1099, or other documents depending on the type of employment, will be required. Previous eviction check- Zillow checks for previous evictions, but I also run a public records check myself.
