About 11 Estabrook St

Hello. Thanks for considering my rental. The house is located a block from the food co-op and not on a main road. This second floor bedroom is 11.5' x 9.5' with one window facing south-ish and other residences' backyards. A portion of the low-and-long-shaped closet outside the room can be available as storage. The walls and ceiling are painted white, about half of the ceiling is sloped, the floor is wood, and the heat is provided by steam convector. To add some color to the room you can pin things to the walls, we can paint it in open-window-season, etc. The photos are outdated, the room does not contain any of the shown furniture. However, the current renter's full-sized bed can remain if you would like. In the past, both a desk and a clothing rack have fit along the rightside wall (where the boxes are). You will join 3 people living in the house: 2 renter-housemates and the homeowner with ages in 40s and 30s; 1 woman and 2 men. Rent includes all utilities and the expectation is that you will contribute to our house-culture of energy/resource conservation (e.g., recycling and compost, AC not allowed, etc). Washer and dryer, cook stove/oven, refrigerator, dishes, etc provided. There's a wood-burning masonry heater and an ASHP in the living room. Typical common areas on first floor to be shared: kitchen, living room, full bathroom, some storage space, small yard (mostly a veg and fruit garden in the growing season), and front porch. Shared responsibility for keeping common areas tidy. No smoking indoors. Minimal to no synthetic fragrances, no unhealthy chemicals, etc. No dogs nor cats. Parking: there is a garage and a small driveway, with one space I leave available for guests and your brief use for (un)loading and occasional parking. If you have a car, you'll need to park it elsewhere. The Preston Lot and the Parking Garage (both on Flat St.) are the closest Town-owned-and-fee-based options. This street does not have street parking and nearby overnight street parking is only allowed Apr-Nov. We can talk to neighbors to see if they have space for you to park - an adjacent neighbor has allowed the renters of the past few years to park in their driveway. When\if I'm away for days or weeks, you may park in the driveway\garage. I'm seeking a renter who is willing to have a level of responsibility maybe beyond that of a typical renter, kind of like a light version of a caretaker, because I'd like to travel sometimes and know that someone is living in my house who will regularly notice and check on things and communicate with me. At minimum, this includes 1x/month housecleaning of the common areas for ~$75 off rent. Other examples of what this could entail: shoveling snow, dealing with trash\recyclables\compost, closing windows when it rains, during heating season a weekly easy maintenance task with the boiler, garden maintenance, etc. The $545 rent is a placeholder for typical renting expectations. Our agreed arrangement will likely have more obligations than typical renting, so we'll figure out a large discount to your rent. This paragraph is important; I'm really trying to find someone who is suitable. In your initial message to me, please describe yourself and your situation and your compatibility with the details of this rental. I typically do not respond to inquiries that are missing these. I can provide the address and photos of the rest of the house if you request them before visiting. I have a rental application that asks for references and proof of ability to pay rent. I would like an initial commitment of one year and then the lease can proceed month-to-month. I've some flexibility with this - shorter initial commitments will have a higher rent. For me, the ideal renter chooses to live here long-term. FYI: the other two renters have been here 5 - 7 years and they've been on month-to-month leases.
