Property is owner-occupied. No smoking and no pets. Lease term is minimum 6 months, then month-to-month thereafter. The home was built in 1990 and features hardwood floors, private pool, huge flat backyard, lots of patio/outdoor seating areas, central A/C, private driveway, modern kitchen appliances, and laundry. Tenant will have access to all common areas and bathrooms, shared with two other residents (including homeowner).
Rent is $1,200/mo plus utilities, which are split evenly between all residents on a monthly basis. Security deposit is equal to one month's rent, to be returned upon move-out less any damages & other lawful deductions. First & last month's rent and security deposit due upon lease signing. Lease term is minimum 6 months, then month-to-month thereafter. Applicant's pre-tax income preferably at least 3x the monthly rent amount (or with a qualified guarantor).

Most property maintenance will be done by the homeowner, but tenant will be responsible for the cleanliness of their rented space as well as contributing to the general upkeep of all common areas.
