Lease terms

Utilities: Tenant shall be solely responsible for Utilities (Inc. Gas, Electric, Water). Tenant is responsible for contacting the utility companies to establish service in their name and for timely payment. Landlord will be responsible for Sewer. Maintenance: Tenant is responsible for changing air filters and reporting any major issues promptly. Tenant liable for damages caused by negligence. Lawn / Yard /Sprinkler Maintenance: Landlord will be responsible for lawn mowing. Tenant shall be responsible for keeping the property free of weeds and debris in front of house as well as on retaining wall. Tenant shall operate the sprinkler / irrigation system according to the predetermined schedule. Landlord is responsible for winterization. No Smoking: Smoking (including cigarettes, cigars, vaping, cannabis, or any tobacco or smoke producing products) is strictly prohibited on the property. Violations will result in fines and lease termination and/or charges for cleaning and damage. No Pets: No Pets or animals of any kind are allowed on the Premises at any time without the prior written consent of the Landlord. This includes visiting pets. Violation of this policy will result in immediate lease termination and/or additional charges for cleaning and damage. Cleanliness & Surrender Condition: Tenant must keep the property clean and sanitary and return it in the same condition as received. (normal wear and tear is expected). Alterations: No alterations, painting, or installations without Landlord's written approval. Occupants: Only the named occupants on the lease may reside there long term. Initial term of the lease is 12 months. Tenant renters insurance required. Rent Payment and Late Fees: Rent is due on x day of each month. If rent is not received by the due date, a late fee of 5% of the monthly rent($135.00) will be assessed. An additional daily fee of $10 per day will accrue thereafter until paid in full. All payments made in a form acceptable to the Landlord. Landlord's Right of Entry: Landlord (or Landlord agents) shall have the right to enter the Premises at reasonable times and upon reasonable notices for the purpose of inspection , repairs, maintenance, or any other lawful purpose.
