TENANT COSTS - Home is fully furnished - Tenant is responsible for propane, which is delivered on an as-needed basis by HawaiiGas (estimated $500/year). Propane is used for the dryer, stove, oven, fireplace, and water heater. - Tenant is responsible for internet (high-speed fiber optic estimated $75/month) - Tenant is responsible for purchasing and replacing the house water filters as needed (Estimated $150/year) - Tenant may request yard service for $120/month. Otherwise the landlord will provide an electric lawn mower and basic yard maintenance will be expected of the tenant. ELECTRICITY AND WATER - Water is limited to a 10,000 gallon water catchment system which is typically enough for reliable year-round water supply. Renter is responsible for water delivery costs if the catchment system runs dry. - Electricity is limited to an off-grid photovoltaic and energy storage system, which is typically powerful enough to supply reliable year-round electricity even during rainy periods. Renter is responsible for managing electricity usage to prevent power outages. Electric vehicle charging is not recommended. HOUSE RULES - No smoking indoors. - No large dogs allowed indoors.
