Lease terms

1. LEASE DURATION & RENEWAL: The initial lease term shall be for a fixed duration of twelve (12) months, beginning on [Insert Start Date] and ending on [Insert End Date]. To terminate the lease or request a renewal at the end of this term, either party must provide a minimum of sixty (60) days' written notice to the other party. 2. RENTER'S INSURANCE: Tenant must maintain a minimum of $100,000 in personal liability renter's insurance coverage for the duration of the lease. The Landlord must be listed as an "Additional Interested Party" on the policy. Proof of active policy must be provided prior to move-in and key handover. 3. HOA COMPLIANCE & FINES: The property is located in the Savannah Woods Homeowners Association. The Tenant agrees to abide by all covenants, conditions, and restrictions (CC&Rs) of the HOA. Any HOA fines resulting from the Tenant's actions (including parking violations or unkempt exterior) will be the sole financial responsibility of the Tenant and payable as added rent. 4. LAWN & EXTERIOR CARE: The Tenant is fully responsible for maintaining the lawn, landscaping, and exterior upkeep to Savannah Woods HOA standards. 5. HVAC MAINTENANCE LIABILITY: The Tenant is responsible for replacing the HVAC air filters every 30 days. Clogged or dirty air filters restrict airflow and can cause catastrophic system failure. If an HVAC technician determines that system damage or breakdown was caused by a failure to replace the air filter, the Tenant will be billed for the full cost of the repair or replacement. 6. PLUMBING & DRAIN CARE: The Tenant is responsible for keeping all drains clear. To prevent blockages and sewer backups, the following items must NEVER be disposed of down any drain: Kitchen: Fats, oils, grease, celery, corn husks, potato peels, pasta, rice, bones, coffee grounds, and paper towels. Plates must be scraped into the trash before washing. Bathrooms: Wet wipes (even if labeled "flushable"), tampons, pads, cotton balls, Q-tips, and dental floss. Only toilet paper and human waste may be flushed. General: Chemical drain cleaners (e.g., Drano) are strictly prohibited as they corrode pipes. Liability: If a plumbing stoppage occurs and a professional plumber determines the clog was caused by any of the prohibited items above or Tenant negligence, the Tenant will be billed for the full cost of the plumbing repair and service call. 7. PET POLICY & DEPOSIT: (Subject to Landlord Approval). The $500.00 pet deposit consists of a $300.00 refundable portion (for potential damages) and a $200.00 non-refundable fee (used automatically at move-out for professional carpet cleaning and deodorizing). Monthly pet rent is $30.00 per approved pet. 8. NOISE & QUIET HOURS: The Tenant and their guests must respect the peace and quiet of the neighborhood. Quiet hours are strictly enforced daily from 10:00 PM to 7:00 AM. Excessive noise, loud music, rowdy gatherings, or barking dogs that disturb neighbors or result in law enforcement dispatch are prohibited. Three (3) or more noise complaints within any 12-month period will be treated as a material breach of the lease and are grounds for termination. 9. CRIME & DRUG-FREE HOUSING: The Tenant, any member of the Tenant's household, or any guest shall not engage in, facilitate, or permit any criminal or drug-related activity on or near the premises. A single violation of this policy shall be considered a material breach of the lease and is grounds for immediate eviction. 10. LOCKOUTS & ALTERATIONS: The Tenant may not change, add, or alter locks on any door without prior written permission from the Landlord. In the event of a lockout, the Tenant is responsible for hiring and paying a professional locksmith to regain entry. 11. EARLY TERMINATION: The Tenant may break the lease prior to the end date by providing sixty (60) days' written notice and paying an early termination fee equivalent to two (2) months' rent. 12. RULES & REGULATIONS UPDATES: The Landlord reserves the right to adopt or modify reasonable administrative rules and regulations concerning the use and care of the premises (including, but not limited to, updates to Savannah Woods HOA covenants). The Landlord shall provide the Tenant with a minimum of thirty (30) days' written notice prior to the enforcement of any modified rules. This clause does not grant the Landlord the right to alter core financial terms (such as rent amount) during the fixed lease term.
