Financial Requirements: Base rent is set at $4,300/month. Security deposit is equal to one month's rent ($4,300). A non-refundable application fee of $50 per applicant applies. For market-rate applicants, a minimum gross monthly pre-tax income requirement of 3.5x the monthly rent ($17,200/month) applies. For voucher or housing subsidy holders, the 4x income requirement applies strictly to the tenant's individual out-of-pocket portion of the rent. Credit & Background: Applicants are subject to a multi-stage credit, background, and reference check in strict compliance with D.C. law. A credit score of 770 or higher is strongly preferred for market-rate applicants. For subsidy holders, credit history prior to the receipt of the voucher will not be considered. Occupancy Rules: Strict no-smoking policy permitted anywhere on the premises (including balconies/patios). No pets allowed, subject to strict condominium association rules. Renter's insurance policy with a minimum of $300,000 in personal liability is required prior to move-in. Condo Rules: Tenant must fully comply with all West End Place condominium bylaws, covenants, and building rules. Utilities & Amenities: Water, sewer, trash removal, and full building amenities (24-hour concierge, fitness center, resident lounge) are fully included in the base rent. Tenant is responsible for electricity and cable/internet setup. Furnishings: Unit is available fully furnished, partially furnished, or unfurnished. Any included furnishings are provided in "as-is" condition; a signed inventory log will be executed at move-in. Parking: One assigned underground garage parking space is fully included in the base rent. Landlord explicitly retains the sole right to use and access the second tandem space. Mandatory D.C.
