Rent: $2,300/month Security Deposit: Security deposits range from $2,300 to $4,600 and are determined after review of the applicant's credit, background, rental history, and income verification. General Deposit Guidelines: Credit Score 650 and above: $2,300 Security Deposit Credit Score 575 649: $3,000 Security Deposit Credit Score below 575: $4,600 Security Deposit Final deposit amounts are based on the overall application, including credit history, rental references, income, and background screening. Lease Term: 12 months or longer Pet Policy: Pets considered on a case-by-case basis. A $250 non-refundable pet fee applies per approved pet. No pet fee will be charged for qualified service animals or other legally protected assistance animals. Tenant responsible for utilities. No smoking. Applicants must meet income, credit, background, and rental history requirements. LEASE OPTION TO PURCHASE Qualified tenants may be eligible to purchase an option to buy. The purchase price will be fixed at $340,000 during the option period. The option period will be determined by the length of the lease (minimum 12 months). Option Fee: $3,400 (1% of purchase price) per year, paid monthly over the length of the lease. The option fee is separate from the security deposit and is non-refundable.
